Upon accepting our quotation, you’ll be introduced to your dedicated Pre-Construction Manager (PCM), who will guide you through each step, from contract finalisation to project commencement.
Here’s how it works…..
Pre-Construction
Your dedicated PCM will guide you through each of the following stages:
Client Portal Our client portal is a secure, dedicated online space where clients can access information on their loft conversion, and communicate with our team, offering a streamlined, transparent, and convenient experience.
Party Wall Agreement Your PCM will discuss a Party Wall Agreement with you. This is a legally binding document between property owners who share a boundary wall, which outlines how work will proceed.
Architectural Drawings Our CAD technician will visit your home to conduct a detailed survey, creating accurate drawings tailored to your vision. We’ll work closely with you to ensure these designs align with your requirements while fully adhering to local planning regulations.
Planning Permission/Lawful Use Certification We’ll assess whether planning permission or a lawful use certificate is necessary for your project. If required, your PCM will handle all communication with your local planning authority to ensure your loft conversion meets all relevant policies and regulations.
Structural Calculations Our Structural Engineer will prepare a set of calculations that are essential for determining the strength and dimensions of materials and components for your loft conversion.
Building Control Loft conversions must meet regulated standards for both design and construction. We’ll initiate contact with Building Control and coordinate with them throughout the project to ensure compliance at every stage.
Construction
Prior to commencement of the project, you will be introduced to your dedicated Project Manager (PM) who will guide you through each stage of the build from start to finish:
Scaffolding Scaffolding will be erected a few days prior to the project start date to ensure a safe and efficient work environment.
Skip and Materials Our tradesmen will be on-site to receive the skip and the initial delivery of materials, ensuring everything is in place for a smooth project start.
1st Fix Carpentry Our skilled fitters will install the essential structural elements to prepare your space for finishing touches. This phase includes building a new floor structure, constructing dormers, adding insulation, installing Velux windows, building stud walls, and fitting your new staircase.
Bathroom/Shower room This phase involves connecting and fitting all visible plumbing fixtures, including taps, toilets, sinks, showers, and radiators. Your PM will work closely with you to ensure that your bathroom suite is both functional and perfectly suited to your loft conversion.
Electrics Your PM will collaborate with you to design an electrical layout for your loft conversion that perfectly suits your needs, ensuring functionality, safety, and comfort throughout the loft conversion.
Roofing Our specialist roofing team work alongside our fitters to ensure your home is protected from weather elements and ensure structural integrity.
Plastering Though a bit messy, plastering is a crucial step in preparing your walls and ceilings for a smooth, flawless finish, ready for painting or wallpapering.
Tiling Your PM will collaborate with you and our experienced tiler to ensure your chosen tiles perfectly match your style and functional needs.
2nd fix carpentry Our highly-skilled carpenters focus on the visible elements that complete the aesthetic and functional aspects of your loft conversion for example doors, skirting and architrave, handrail and spindles, and built-in furniture.
Sign-Off
After Building Control completes their final inspection, your PM will guide you through the final stages.
Site inspection This involves a thorough walkthrough with your project manager, addressing any final details to ensure the work meets our high standards and fulfils your expectations.
Site Clearance Our team will thoroughly clear the site, leaving your home tidy and ready for your decorators.
Certificates We’ll provide you with an electrical certificate, a building control certificate, and any other relevant documentation for your loft conversion, ensuring everything is compliant and fully certified.
Follow Up If you’re comfortable with it, we’ll schedule a visit a couple of months after completion to gather your feedback and take photos of your new loft conversion, ensuring your satisfaction and highlighting the quality of our work.
