You’ve got the space. It’s everything else that’s stopping you.

Most people who call us have been thinking about their loft for a year or more. What holds them back usually isn’t the loft — it’s the process.

Moving would cost more than converting

Stamp duty, agent fees, the upheaval of it all — and you’d still be leaving a house you like.

You’ve heard the horror stories

Builds that overrun by months. Quotes that creep. A different trade in the house every week and nobody who can tell you what’s happening.

You don’t know what’s actually possible

Do you need planning permission? Will there be enough headroom? Can you fit a bathroom in? Nobody’s given you a straight answer.

None of that is a reason not to convert. It’s a reason to be careful about who does it.

One team. From the first drawing to the final handover.

Most loft conversions pass through several sets of hands: a designer you find yourself, a structural engineer someone recommends, a builder who takes over from there, and a handful of trades who turn up when they can. When something goes wrong, everyone points at someone else.

SKD doesn’t work that way. Your design is done in-house — our own designer visits your home, surveys it properly and draws the space around how you actually want to live in it. Our structural engineer does the calculations. Our own teams do the build. And you get a named person to talk to at every stage.

One company. One contract. One point of contact. No coordinating anyone.

Why homeowners choose SKD

Designed In-House

Your loft is designed by our own team, not a template and not an outside firm you have to find and manage. We survey your home, draw to your brief and handle the planning application if one’s needed. Not something the other Bath and Bristol specialists offer.

Two Dedicated Managers

Not one point of contact — two. A Pre-Construction Manager takes you through planning, party wall agreements, structural calculations and Building Control. Then a Project Manager runs the build from scaffold to sign-off. You always know exactly who to call.

5-Year Workmanship Guarantee

Five years of cover on our workmanship, in writing. And it’s honoured — one of our Bath customers had a dormer render crack a few years after completion. One email, fixed within weeks, no questions asked.

How it works

Three steps, and you always know which one you’re on.

1

Free Survey

We come to you. We’ll look at the loft, tell you honestly what’s achievable in your specific roof, and talk through what you want from the space. No obligation, and nothing to pay.

2

Design and Quote

We design the space in-house and give you a full written quote with no hidden extras. Your Pre-Construction Manager handles planning permission, party wall agreements, structural calculations and Building Control from there.

3

Build and Handover

Your Project Manager runs the whole build with our own teams. At the end, a full walkthrough, a properly cleared site, and every certificate you need — electrical, Building Control, the lot.

What Bath and Bristol homeowners say

“The whole process has been very smooth: from Sam’s expertise in producing a design and reasonable quote, to the build teams’ very competent work and Katie and Sarah’s project management. There were no nasty surprises with cost and there have been very few gaps in the build schedule.”

— G. Heyllar, Bath

“SKD were phenomenal from start to finish. From producing a detailed, clear schedule of works to seeing us through every stage of the build, they were considerate, extremely helpful and willing to go the extra mile… They told us what elements needed ordering in plenty of time and gave us such a sense of peace.”

— E. Allen, Bath

“Everything happened when it was supposed to, the builders were polite and respectful of the house and the finished result was amazing both in quality and value. A few years on and the rendering on the dormer was starting to crack a bit — after an email to Katie this was fixed, no questions asked, within a matter of weeks.”

— C. Routledge, Bath

“Very professional and helpful throughout the whole process, from initial consultation right through to completion. The office team are very helpful with regular communication and timelines, and the onsite team were always very clean and considerate.”

— N. Sutherland, Bath

Questions homeowners ask us

Do I need planning permission for a loft conversion?
Often not. Many loft conversions fall under permitted development, which means no planning application at all. But it depends on your roof type, how much volume you’re adding, and whether you’re in a conservation area or a listed building — both common around Bath. We’ll tell you which applies to your home at the free survey, and if an application is needed, your Pre-Construction Manager handles the whole thing with the local planning authority. You won’t be filling in forms.
How long does a typical project take, start to finish?
Most conversions take around [X] weeks on site, with roughly [X] weeks of design and planning beforehand. We’ll give you a written schedule of works before we start, so you know what’s happening and when.
What’s included in the free survey, and is there any obligation?
We visit your home, assess the roof structure and headroom, and tell you honestly what’s achievable — including if the answer is “not much”. We’ll talk through what you want the space for, whether a bathroom is possible, and roughly what it would involve. There’s no charge and no obligation. If you decide not to go ahead, that’s completely fine.
How much does a loft conversion cost?
Every loft is different, so we don’t publish a single figure. As a guide, most of our conversions start from around £[X], depending on the type of conversion, the size of the space and whether you’re adding a bathroom. After the free survey we give you a full written quote — no estimates that creep.
